Why Gates Sag in Lubbock

Wind is hard on gates. A solid cedar gate acts like a sail, and every gust yanks on the hinges and hinge post. Over a few springs that pulls the post out of plumb and the gate drags. Our most common gate fixes:

  • Replacing the hinge post with steel, set deep in concrete
  • Steel gate frames under cedar pickets so the gate stays square
  • Heavy-duty hinges and anti-sag cable kits
  • Gate stops and drop rods so wind can't swing the gate past its post
  • Realigned or new latches that catch every time

Planning a New Gate

  • We size the opening for the biggest thing that needs to fit: carts, a riding mower or a trailer
  • We put gates where you actually walk and where the alley truck can see your carts
  • Pool gates swing away from the pool and latch on their own

Gate work often comes with a fence repair or replacement. Just mention it when you call.

Every gate we hang gets a heavier hinge post. In Lubbock wind, a strong post is the best defense against sagging.

Pool Gates Built to Code

Lubbock's adopted pool code expects gates on a pool barrier to close and latch by themselves. On every pool gate we install:

  • Self-closing hinges that pull the gate shut from any position
  • Self-latching hardware mounted out of a young child's reach
  • Tension set for wind so gusts don't hold it open

See the Lubbock pool fence guide for the full barrier rules.

Gate Hardware Options

  • Hinges: heavy strap or J-bolt hinges for cedar and steel, adjustable hinges for vinyl, self-closing hinges for pools.
  • Latches: gravity latches for everyday gates, lockable latches for alley security, magnetic self-latching hardware for pools.
  • Drop rods: hold the inactive leaf of a double gate, with a ground sleeve.
  • Anti-sag kits: a cable and turnbuckle that keeps wide wood gates square.
  • Gate stops: keep wind from swinging the gate past its post and tearing hinges.

All hardware is galvanized, stainless or powder-coated.

Gates for Rear-Entry and Alley Lots

A lot of Lubbock homes, from older blocks near Texas Tech to newer rear-entry streets in south Lubbock, are reached from the alley. That makes the back gate an everyday piece of the house, not an afterthought. When we plan one we look at:

  • Where the carts or dumpster sit, so you can reach them without opening a drive gate.
  • Swing direction. Gates that swing into the yard keep the alley clear and avoid catching the wind against traffic.
  • Garage clearance on rear-entry lots so a gate never blocks a car door or the garage apron.
  • Locking. Alley gates get lockable latches, and drive gates get drop rods so wind can't swing the second leaf.

Gate Repair Without a New Fence

Most sagging gates can be saved. If the frame is sound, we reset or replace the hinge post with steel, re-square the gate with a steel frame or anti-sag kit and swap worn hinges and latches. If the gate itself is rotted or bent, we build a new one to match the fence on either side. Either way, it's usually a single visit.

Frequently Asked Questions

How wide should my alley gate be?

Wide enough for two carts side by side or your mower, often 5 to 6 ft for a single gate or 8 to 10 ft for a double. We measure at your estimate.

Why does my wood gate keep sagging?

Usually the hinge post has moved or the gate lacks a rigid frame. A steel hinge post and a steel-framed gate fix it for good.

Can you add a gate to my existing fence?

Usually, yes. We remove a section, set new posts and hang a matching gate.

Can you build a gate wide enough for a boat or RV?

Yes. Double drive gates can open 12 ft or more with heavier posts and hardware.

What latch should a pool gate have?

A self-latching latch mounted high, on a gate with self-closing hinges that swings away from the pool.

Do you install gates on iron and chain link fences?

Yes. We build and repair gates on every fence type we install.

Should my alley gate swing in or out?

Usually in, toward the yard. It keeps the alley clear and the wind is less likely to catch it against a passing vehicle.
